Roof Replacement Whitby
There’s a certain point where a roof has done its job. You get 20, maybe 25 years out of a quality asphalt roof in Ontario. After that, you can patch things here and there, but you’re essentially buying time. And time gets expensive.
If you’re at that stage – or heading there – C.D. Roofing & Construction has been replacing roofs in Whitby and across Durham Region since 1994. We’re not going to rush you into a decision, but if you’re asking the question, it’s probably worth a conversation.
Free estimates, no obligation. That’s where most of our jobs start. If you’re not sure whether you need a full replacement or just a roof repair in Whitby, we’ll give you an honest answer after we take a look.

Professional Roof Replacement Services in Whitby

A roof replacement is a significant investment. For most homeowners it’s somewhere between $8,000 and $20,000 depending on size, pitch, material, and what we find underneath. That’s not a number to take lightly, and it’s not a decision that should be made on the fly.
We take the time to walk you through your options. Shingle brand, weight, colour, warranty – it all matters and there’s more to it than most homeowners realize. We work with BP, GAF, CertainTeed, Owens Corning, IKO, and Malarkey. If you have a preference, great. If not, we’ll explain what makes sense for your house and budget.
Whitby’s climate is worth factoring in here. We’re close enough to Lake Ontario that humidity and wind play a role. Homes in lower-lying areas or near the lake tend to see more moss and algae on north-facing slopes. And our freeze-thaw cycles are particularly hard on roofing systems that weren’t installed with proper underlayment and ventilation.
A properly installed roof in Whitby should give you a full warranty period without drama. A cheaply installed one will remind you it exists every few years.
Signs It’s Time for a Roof Replacement
Age is the biggest one. If your roof is over 20 years old and you’re starting to see granule loss, curling shingles, or soft spots in the decking, repair isn’t going to fix the underlying problem.
Widespread Granule Loss
Granules are what protect the asphalt from UV exposure. Once they’re gone, degradation moves fast. Check your eavestroughs – if you’re scooping out gritty black sediment every time you clean them, pay attention.
Curling or Cupping at the Edges
Usually a ventilation problem that’s been baking the shingles from underneath. Sometimes fixable, sometimes not.
Multiple Layers Already on the Roof
In some older homes around central Whitby we find two layers of shingles. That’s the maximum. You can’t add a third – it has to come off.
Persistent Leaks That Keep Coming Back
At some point, the entire system is compromised and another patch isn’t the answer.
Daylight Visible in the Attic
That one’s straightforward.
How Our Replacement Process Works
We start with an inspection. We want to see the full picture before we quote – the condition of the decking, how the current system was installed, ventilation setup, and what we’re dealing with at the eaves and ridges.
Once you’ve approved the quote, we schedule the tear-off. Everything comes off – old shingles, felt paper, and any damaged decking gets replaced before new materials go on. We don’t shingle over problems.
New underlayment goes down first, then we work ridge to eave. Flashing gets replaced at every penetration. Ridge cap goes on last. We do a thorough cleanup at the end – magnetic sweeps for nails on the ground, debris hauled away.
We’ll walk you through the finished product before we leave. Not because we’re required to – because we want you to know what you got.

Why Whitby Homeowners Call CD Roofing
A lot of companies can put shingles on a roof. Fewer can install a complete roofing system that will perform for the full warranty period. The difference is in the details – proper starter strips, correct nailing patterns, sealed valleys, good ventilation, and flashing done right.
We’ve been Gold Certified BP installers for years. That means we’ve met their installation standards and we’re backed by their warranty program. If you go with BP shingles through us, you get enhanced coverage you wouldn’t get through a non-certified installer.
We don’t have a sales team. We also offer roof inspections in Whitby for homeowners who want a clear picture of what they’re working with before committing to anything. When we show up, it’s a roofer talking to a homeowner. No commission, no upsells, no pressure.
Recent Projects in Whitby & Durham Region
We did a full replacement on a 1980s-era bungalow in Pickering last spring. Two layers of shingles had to come off, and when we got to the decking we found some soft spots near the front eave. Replaced the damaged boards, added ice and water shield at the eaves and valleys, new underlayment throughout, and finished with BP Mystique 42 in Weathered Wood. Owner had been putting it off for three years. First thing she said when we were done was “I should have done this sooner.”
Also completed a large two-storey in north Ajax – steep pitch, complex roofline with dormers and two skylights. Took two days. New flashing all around, resealed both skylights, ridge vent installed to replace the old box vents. That roof will be solid for the next 25 years.

FAQs About Roof Replacement in Whitby
How long does a roof replacement take?
Most residential roof replacements take one to two days. A straightforward bungalow can often be completed in a single day, while larger homes with steep pitches, multiple dormers, or skylights may take closer to two days. Weather and the condition of the decking underneath can also affect the timeline. If damaged wood needs to be replaced after the tear-off, that can add some additional time.
What shingle should I choose?
The best shingle depends on your budget, aesthetic preference, and warranty expectations. We work with several trusted manufacturers including BP, GAF, CertainTeed, Owens Corning, IKO, and Malarkey, and we’ll walk you through the differences in weight, durability, colour options, and warranty coverage. If you already have a brand in mind, we can install it. If not, we’ll recommend a product that makes sense for your home and the local climate in Whitby.
Do I need to be home during the replacement?
No. Most homeowners don’t need to be home while the work is being done. As long as we have access to the driveway and the exterior of the house, the crew can complete the replacement. We’ll coordinate the schedule in advance and keep you updated on progress. At the end of the job, we perform a full cleanup and walkthrough so you can see the finished work.
What’s included in the warranty?
Your roof replacement typically includes both a manufacturer’s warranty on the shingles and a workmanship warranty on the installation. Because we’re Gold Certified BP installers, certain BP shingle systems can qualify for enhanced warranty coverage that isn’t available through non-certified contractors. This ensures the roofing system – shingles, underlayment, flashing, and installation – is protected for the expected life of the roof.
